.We ask for six weeks deposit
and a months rent in advance before you take occupation of the property
and this must be in cleared funds which can either be cash, bankers
draft or a Building Society cheque. Personal cheques will only be
accepted at least 5 days before the date of occupation so that the
monies can clear through our account.
. You will be asked to complete a Referencing
form which will be sent to a professional Referencing Agency and we
must find your references acceptable before you can go ahead. This
usually takes between 24 and 48 hours.
. We suggest that you take out contents insurance
and we can arrange this for you
. We will help you with arranging for services
to be connected
. We will ask you to sign Assured Shorthold
Tenancy Agreements in accordance with the 1988 Housing Act and a copy
will be sent to you for your perusal prior to occupation
. An inventory and schedule of condition of
the property you are renting will be given to you prior to you taking
occupation
. Your rent will be due on the same day as you
move in each month and we will arrange for you to set up a standing
order with the landlord or ourselves if we are managing the property.
. If we are managing the property we will carry
out an inspection every three months to make sure that you are looking
after the property
. If we are managing the property any problems
you have can be reported to our office and we will deal with them
as quickly as possible. If the landlord is managing the property we
will give you a contact telephone number for him/her.
. We can offer a policy to protect your deposit
at only £7.50 per month – Something as simple as spilling
a glass of red wine could mean the replacement of a carpet which could
mean a bill which runs over and above your current holding deposit
